SOLICITATION POLICY GUIDELINES

When our company engages in solicitation related to the sale of condominiums (for residential or investment purposes) or the offering of specified real estate joint ventures, we do so in accordance with and in adherence to the following policy.

  • Ⅰ.Principle of Suitability

    • We strive to make appropriate solicitations based on a thorough understanding of the customer’s budget, purchase purpose, and asset management policy.
      • In order to propose suitable products, we ensure a comprehensive understanding of not only the customer’s requests, but also their income and borrowing situation.
      • Even if a product may offer benefits, we will not pressure customers into making purchases they do not desire.
    • We make appropriate explanations regarding product details and associated risks to ensure that customers can make decisions based on their own judgment and responsibility.
      • We provide sufficient explanations not only about the benefits of ownership and management, but also about the risks involved.
      • The time spent explaining risks will be equal to or greater than the time spent explaining benefits.
      • Even if a contract is concluded at the customer’s home or workplace upon their request, any contract concluded outside our office will be treated as subject to the cooling-off rule.
      • We allow customers sufficient time to consider whether to proceed with the contract.
  • Ⅱ.Proper Solicitation Methods

    • Prohibition of Nuisance Solicitation
      • Telephone solicitations will be made with full consideration of the customer’s convenience, and in-person visits will be conducted only after a prior appointment has been made.
      • Unless otherwise requested by the customer, we will avoid calling or visiting during times that may be considered intrusive. Furthermore, even during acceptable hours, we will immediately cease solicitation if the customer expresses discomfort.
      • The same applies to sending materials via fax.
    • Prohibition of Excessive Solicitation
      • We do not engage in repeated or excessive solicitation that may cause inconvenience or discomfort to the customer.
    • Prohibition of Misleading Solicitation
      • We do not provide definitive forecasts about future real estate market conditions.
      • We do not give misleading impressions that certain returns are guaranteed.
      • We do not mislead customers into believing that rental income, management fees, or reserve funds for repairs will remain unchanged indefinitely.
      • We do not make any promises to compensate for potential losses due to real estate price fluctuations.
    • Protection of Personal Information (Opt-Out)
      • Emails and greeting letters attached to materials sent to customers will include a standardized opt-out template established by our company, indicating that customers can stop receiving solicitations if they wish.
      • If a customer indicates during solicitation that they do not wish to be contacted again (opt-out), we will delete their personal data from our records and ensure through our system that no further calls are made.
    • Regarding Advertising Materials
      • All advertisements and materials used in our sales activities and proposals to customers will comply with applicable laws and regulations.
      • When creating customized materials for individual customers, only those that have undergone internal review and received prior approval will be used.
  • Ⅲ.Ensuring Proper Solicitation Practices

    • Internal Training and Continuous Knowledge Development
      • To ensure appropriate solicitation practices, we conduct internal training sessions and require all officers and employees to continuously acquire and refine their knowledge.
      • We promptly gather information regarding revisions to relevant laws and regulations or notifications from regulatory authorities, implement necessary measures, and inform internal teams accordingly. Additional training is conducted as needed.
    • Establishment and Enhancement of Internal Management Systems
      • We comply with the Real Estate Brokerage Act, the Act on Specified Commercial Transactions, and all related laws and regulations. In doing so, we strive to establish and maintain appropriate internal rules and systems that ensure proper solicitation practices.
